Does my leaning fence need to be replaced or can it be repaired?

There are several reasons why a fence can lean over time, but all of them are related to the posts. In order of the most common reason to the least:leaning_fence

  • Rotten or broken post bases.
  • Posts are set too shallow for the height and weight of fence they are supporting.
  • Ground movement due to loose soil or extreme weather conditions.
  • Bowed or warped post.
  • Post installed that way.

Obviously, repairing a fence is usually cheaper than replacing it and is the option we prefer whenever possible as it is not only wallet friendly, but eco-friendly. We will evaluate the condition of the entire fence to determine what kind of lifespan can be expected by repairs. We also look at how many posts have to be replaced and what shape the stringers are in where they join to the post. Usually a fence that has multiple rotten posts will also have rotten stringers. In these cases, it is usually best and cheapest in the long run to replace the fence.

Repaired fence

In cases where the post itself is the weak point, which is often the case with homes constructed in subdivisions where builders usually decide to incorrectly use landscape timbers instead of proper ground rated, load bearing posts, we can usually just replace them. The challenge is getting the posts to line up exactly where the previous post did when the fence was built. It usually requires the entire panel of both sides to be removed and reinstalled as well. Pickets may also need to be replaced as they sometimes break in the process of removing them or as a result of the post moving. Stringers may splinter and require further repair techniques. These tasks are time intensive and add cost, but the majority of the cost is going to be removing the existing concrete base. It can easily take an hour to remove just one concrete base - even when using a jackhammer!
